What does your resident screening process look like?

All potential residents (18+) must complete our online rental application. Once submitted, our team will review the provided information and verify income to ensure the total gross household income is at least 3X of the rent. We also complete a national criminal and eviction check and review their credit and rental history to determine if they owe money to a previous landlord or utility company. We have formal criteria for applicant approval that you are welcome to review.

Should I allow pets?

There are several things to consider regarding pets in your rental. We would be happy to discuss the pros and cons with you. Ultimately, the choice is up to you. You should be aware that the vast majority of renters have some pet, and choosing not to accept them can actually shrink the pool of qualified residents looking at your property. As the property owner, you can customize your pet policy, setting restrictions on what will and will not be allowed on your property. That being said, owner restrictions do not apply to Emotional Support Animals or Service Animals, as these are required to be approved by Federal Fair Housing Laws.

How do I access my owner statement/reports?

Owner statements, bills, and property reports are available anytime through the owner portal. If you have trouble logging in, please get in touch with our office for assistance with resetting your account.

Will you pay my mortgage, HOA dues, property taxes, or other related property bills?

Due to the level of liability involved, RPM Instant Equity will not make mortgage, HOA, property tax, or related payments on your behalf. You are responsible for managing these bills to avoid any potential liens, judgments, and/or foreclosures on the property.

Do you handle maintenance requests?

Yes. Handling maintenance requests is part of our property management service. We handle everything from routine repairs to middle-of-the-night emergencies. Our team of contracted vendors is all licensed and insured and specializes in their specific field.

Can I perform repairs myself?

Yes, if an owner has a specific handyman or vendor they wish to use to service their property, RPM will note it in their portfolio and contact them first for service. When the property is vacant, owners can handle the repairs needed to make it “rent-ready” if they choose.

We prefer using our vendors to ensure leasing deadlines are met, as we work with these vendors regularly. They are insured, licensed, reliable, trusted, and we know what to expect.

Do you buy and sell properties?

No. We work strictly as a residential property manager – we do not buy or sell homes. At RPM Priority, we focus exclusively on property management, which has allowed us to become an expert in the rental market. However, we do have relationships with the realtor community and can provide a referral if you decide to sell.

What happens when a tenant leaves the property?

We perform move-in and move-out assessments to ensure the property is in good order and ready for new residents. The move-out assessment also allows us to properly process the security deposit after vacating the property. We also conduct routine property visits throughout the lease term to check for lease violations and make sure there aren’t any outstanding maintenance repairs.

When will I receive my rent disbursement?

RPM Priority disburses rent between the 8th and 10th business day of each month, assuming the residents pay their rent on time. We want to make sure your money is received as quickly as possible and offer different payment options for your convenience, including direct deposit.

How do rent payments work?

Does the tenant pay you, and then you pay me?

Tenants pay RPM Priority rent, and we deposit it into our trust account. Over 80% of our tenants pay rent electronically. After the funds have cleared the bank, we direct deposit the rent from the current month, minus our fee and any other expenses, into a bank account of your choice. Owner payments are made weekly.

What’s the difference between tenant placement and property management?

The main difference between our tenant placement and property management services becomes apparent after the lease has been signed. Our tenant placement service involves advertising, showing the property, and screening potential tenants to find a qualified renter for your property. Once the deposit and move-in costs have been collected and the lease agreement has been signed, we will hand over the management responsibilities to you. On the other hand, our property management services cover all aspects of property management, including advertising, tenant screening, annual accounting, handling maintenance requests, conducting site visits, dealing with leasing issues, and more!

How quickly can you find me a tenant?

Several factors are involved in finding a suitable tenant for your property, such as price, location, and season. At RPM Priority, we will have a thorough discussion with you about these factors and provide recommendations to help you rent out your property as quickly as possible. Our average time on the market is about 29 days, but in many cases, we can fill vacancies within just a week or two.
